How Does a Discount Real Estate Broker Work?

The costs of real estate transactions can be high, but a lot of real estate broker firms have begun offering discount broker deals on real estate transactions.

The simple fact is that all real estate transaction fees are negotiable, and a real estate broker knows this and will work to get the most money but also secure the most business.

A discount broker offsets the costs they accrue by taking on more business and doing less work to maintain that business. Most discount real estate broker companies or discount real estate brokerage firms will provide single services, such as listing on the Multiple Listing Service (MLS), advertising and promotion on a per service fee.

Rather than offer all the traditional services of a real estate broker, a discount real estate broker provides only what you pay for. It is then up to you to do the rest of the work. If you are confident you can show the house, promote the house and secure a buyer, using a discount real estate broker to simply put the house on MLS may be enough for you and can save you money in commission on the final sale.

In busy markets, some discount real estate brokerage firms will provide multiple services, such as listing, advertising, marketing and open house promotion for a reduced price. Thanks to the Internet, providing these services costs less to the real estate broker, so they charge less. They make up the difference by securing more customers.

Why Select a Discount Real Estate Broker?

The main reason sellers look to select a discount real estate broker or discount real estate brokerage firm is money. Put simply, these services cost less. However, it is important to read the fine print. Many times, a discount real estate broker may provide services based on reduced or flat fees, but does not inform you that there are other fees associated with the eventual sale of the home that you must cover, such as buyer agent fees.

Make sure to read all the fine print when entering into any discount real estate broker agreement. To find a discount real estate broker, an Internet search is a good place to start. Also, getting referrals from friends, the local Chamber of Commerce or a real estate organization can be good places to start.
